SUBJ:              LIBRARY SITE SELECTION - ACCOMPANIES MANAGER’S 3                                                 DECEMBER MEMO AND MEMO 03-06

 

Discussion at the meeting of 13 January concerned whether the four City - owned lots on the north side of Hazel Avenue between Poopdeck Street and Lucky Shot Street would be a good location for the new library.

 

Those four lots are each bout 0.6 acres and valued at about $51,000. by the KPB, for a total of 2.42 acres with assessed value of $205,700. This can be compared to the Petro Marine parcel of 2.6 acres assessed, according to the Manager’s report at $204,700.

 

The four City-owned lots are not free - they have curb, gutter, and pavement, with water and sewer connections, and could be sold for probably $300,00 for the four. Costwise, therefore, the Petro Marine and Hazel sites are comparable.

 

Location and site-wise, the Petro Marine site has two advantages: 1. its rectangular shape is more conducive to library development, and 2. it is an integral part of Town Square, and its parking lot could be sited and designed for pedestrian access to Town Square at its southeast corner.

 

RECOMMENDATION: Select the Petro Marine site for the library.
