SUBJECT: Request For Re-Zone From General Commercial One Zoning District To Rural Residential Zoning District For Tract I-1 of Tietjen Subdivision No. 7, 4836 Alder Lane.
At the regular meeting held April 20, 2005
the Homer Advisory Planning Commission held a public hearing on the above
referenced rezone. Following the
hearing the Commission recommended the City Council approve the requested
rezone.
The applicant has requested a rezone of the lot from General Commercial One (GC1) to Rural Residential (RR). The lot was zoned GC1 following annexation. The applicant believes the highest and best use for the property would be realized if the lot is developed for a RR use. The applicant stated this is more compatible with the surrounding properties than the current GC1 zoning district designation.
Originally the applicant proposed to rezone four lots, but later amended the request to one lot. Homer City Code requires that except for the extension of an existing district boundary an area proposed for rezone must be larger than 1 acre in size – the area proposed is 1.78 acres and the parcel is contiguous to the Rural Residential zoning district. Surrounding lands are primarily vacant, areas to the west are developed as residential use.
Recommendation:
The Homer Advisory Planning Commission
recommends the Homer City Council adopt the ordinance and amend the Zoning Map.
